Maintenance Supervisor

Maintenance Supervisor The Maintenance Supervisor reports to the Board of Directors the AOAO and to the managing agent. This is a full-time salaried, at-will position, requiring 40 hours per week (7:00 A.M. to 4:00 P.M.) and additional duties as required. The position is not eligible for overtime. Position Essential Tasks – Responsible for the daily, weekly, monthly and annual maintenance of the complex including but not limited to: • Supervise, direct and coach staff for effective task completion; • Develop and implement a property maintenance plan in conjunction with the Board of Directors and Managing Agent; • Enforcing Bylaws, House Rules, Employee Handbook and other safety / security regulations; • Scheduling and follow-up of all maintenance tasks in all common areas and facilities; • Daily property maintenance assessment and follow-up including a daily walk through of the property; • Daily communication with owners, tenants, registered agent and Board of Directors; • Biweekly preparation of payroll; • Monthly preparation of petty cash report; • Inventory control of tools, equipment and ordering supplies as needed; • Liaison with security officers and vendors as needed for contract compliance; • Maintain up-to-date owner / tenant files with all pertinent information as required • Attend Annual Owner Meeting, Board meetings and Executive sessions as required and prepare appropriate reports as needed; • Track warnings and fines issued in conjunction with the managing agent • Must become familiar with and follow all federal and state safety and security standards including OSHA and HIOSH requirements; • Scheduling full-time staff to allow each a 40-hour work week and days off; • Supervise all staff consistently and fairly; • Adhere to approval system for purchases over $100 Minimum Requirements – • Must furnish Hawaii state driver’s license and licensed vehicle • High School graduation or GED, college or trades experience (preferred) • Good oral and written English skills • Must furnish documents allowing work in the United States • Proficiency with Microsoft Office (Word, Excel & Outlook) and email • Proficiency with smart phone technology including text messaging & photography • Experience with multi building property maintenance and experience with staff supervision Physical Requirements – • Sitting Frequent • Walking and climbing stairs Frequent • Bending and stooping Frequent • Reaching Frequent • Pushing and pulling Frequent • Near and far vision (with correction) Frequent • Hearing (with correction) Frequent • Lifting (up to 75 pounds) Frequent
